Welcome to Orange Manor Mobile Home Park
All reasonable means have been taken to insure that your residency here is safe, pleasant, and enjoyable. This property is privately owned and we required by law to abide by certain standards. Many of our rules and regulations are based on what is required by us by law; the remainder are published to additionally protect life, property and privacy.
Consideration and courtesy to others plus your cooperation in maintaining an attractive home will help sustain the high standards of Orange Manor Mobile Home Park.
For your health, convenience, security and the pleasant atmosphere associated with gracious mobile home living, the following rules and regulations are enforced.
Rental includes: those items set forth in the Park Prospectus.
Rules & Regulations Orange Manor December 15,1984
1. All rents are payable in advance, due on the first regular business day of the month. All rents must be paid within the first five regular business days of the month. All rents are to be paid at the park office. The office is open for business Monday through Friday of each week, except holidays, during the office hours contained in the Park Prospectus. All payments of monies, complaints, notices, demands, requests for service, registering of guests, and all other business must be given to our secretary in the office. Do not bother other employees. Failure to comply by this rule will result in a $10.00 late fee.
2. All tenants must register at the office upon arrival. Also, tenants that are leaving the park for trips, vacations and the like should notify the office.
3. Rates apply to no more than two (2) persons per mobile home. Any additional occupants therein must be registered at the office and are subject to the additional occupant fee provided for in the Park Prospectus.
4. Speed limit in the park is 15 miles per hour. Please help us enforce this for the safety of all.
5. Please park in your own driveway and this applies to your guests also. No travel trailers or campers are to be left in the driveways, only to load and unload. This applies to residents and visitors. Tenants with recreational vehicles or boats will be assigned spaces and will be required to keep this space clean and mowed or it will be done and the tenant will be charged for this service.
6. Repairing or overhauling of cars or outboard motors, building or storage of boats or any similar disturbing activities will not be permitted on your home site. No one is allowed to use his neighbor's carport until the owner of the carport has notified the office in writing, giving his consent.
7. No pets are permitted at any time in the park. Please advise your guests of this rule and request they leave their pets at home when visiting.
8. You are urged to use all the recreational facilities of the Park at the invitation of the Orange Manor Club, or upon incorporation, the Homeowners Association, and the Management, provided you abide by the rules concerning them. The clubhouse and recreational facilities of the Park will open at least from 9:00a.m. to 5:00p.m. each day. The rules for the recreation are made by the Club or, upon Incorporation, the HOA and the management. This is an Adult Park - no one under 40. Children are limited to two weeks in the park. Tenants will be strictly responsible for children's behavior and will be held financially responsible for any damages caused by children or guests. No child will be allowed in or around recreation area unless accompanied by the tenant they are visiting. Tenants must accompany a guest when shuffling or using the pier, and the like.
9.Electiricity is supplied by Tampa Electric Company, whose office is in Winter Haven. Anything below the meter can is responsibility of the tenant.
10. Alcoholic beverages may be consumed in the clubhouse at resident hosted functions only. You will be permitted to have alcoholic beverages within the confines of your lot.
11. At least 30 days' notice must be given to the office before your mobile home may be moved from the park.
12. The park reserves a 10 foot right-of-way strip bordering all streets and nothing can be planted or built on this property. Lots may be landscaped, but with park approval. Unauthorized trees are strictly forbidden. No vegetables are to be grown around homes, or on lots. No fences are permitted. Please inquire at office before landscaping lots, or installing TV antennas, clothesline posts or other digging, to determine the location of the underground utilities. TV antennas must be kept at a reasonable height as no guy wires from antennas will be permitted in yards. Flags may be flown from mobile homes.
13. Lots can be cared for by tenant or lawn service obtained. Lawn service includes keeping the lawn mowed, edged, shrubbery trimmed and planters kept clean. Shrubbery must be kept at a 4 foot maximum height. No grass mowing or edging on Sunday. If tenant is going to be away, the office should be notified as to what arrangement has been made for lawn care. In the event the tenant or lawn service does not keep the lawn mowed, edged and shrubbery trimmed, the management reserves the right to enter upon the premises and do the necessary work so that the lot will meet the standards of the park, and the cost will be charged to the tenants account.
14. Residents are requested to conserve water. A reasonable amount of hand watering to beautify your lot is permitted, but in extremely dry weather, watering will be permitted at designated times only. No automatic sprinklers are allowed.
15. Let's consider our neighbors by turning our radios, stereo's, tv's, etc. down and refraining from any excessive noise especially after 10:00 p.m.
16. Please do not cross occupied lots. Respect the other fellow's privacy.
17. The management reserves the right of access onto all lots for the purpose of inspection and utility maintenance and repair at all reasonable times.
18. Only one air conditioner is permitted to each mobile home. No air conditioner will be permitted within 10 feet of the front of the mobile home. Please check with office prior to installation.
19. No sunning or drying clothes will be permitted on mobile home spaces, except on portable umbrella (reel type) lines in rear of mobile home. Umbrellas should be closed and stored in your utility room when not in use. No clothes or laundry to be hung on patio or under carport at any time. No washing or drying clothes on Sunday or holidays; this also applies to the park laundry. Please do not leave windows or doors open with the air conditioner running at the laundry.
20. Mobile home lots must be kept clean and neat at all times by the tenant. No cans or litter will be permitted to remain on the property or under mobile homes; nor will any condition be allowed to exist that may aid in the breeding of mosquitos or the creation of unsanitary conditions or fire hazards. Disposal of sanitary napkins or other items such as things made of rubber, cloth, plastic, etc. in mobile home or park toilets is strictly forbidden. Please do not pour grease down drains. Mobile home lots must be kept clean and sodded at all times by tenant. Failure to comply by this rule will be an additional increase in rent at the discretion of the management.
21. No peddling or soliciting for commercial purposes or any commercial enterprise is allowed in the park. Notify the office immediately if any solicitor contacts you.
22. No tampering with utility connections. In case of trouble, notify the office.
23. Tenants shall not transfer or assign their lease agreement or any right of tenancy, nor sublet their lot to any person, including a purchaser of the tenant's mobile home prior to said person qualifying for entry into the Park and supplying such information as may be reasonably required by the Park Owner to demonstrate his, her, their qualification. Renting mobile homes is not permitted. Tenants shall not transfer or assign their lease agreement or any right of tenancy nor sublet their lot to any other person, including a purchaser of the tenant's mobile home, without first obtaining the written consent of Orange Manor Mobile Homes & Sales , Inc. This approval and assignment of lease shall not be withheld unreasonably by management.
24. Nothing should be added or altered on the exterior of your mobile home or lot without first obtaining approval from the management. However, one discreet, neatly lettered "for sale" sign not exceeding 6" x 12" may be placed by the mobile home owner on the front of his mobile home.
25. The tenant by accepting residence does hold the management harmless from all liability or responsibility pertaining to loss by fire, theft, accident or any cause whatsoever.
26. The management reserves the right to evict anyone from the park who refuses to comply with all rules and regulations. The management also reserves the right to add or to alter these rules and regulations, as circumstances require, and it is requested that all tenants and guests cooperate in carrying them out.
27. If you have any complaints or recommendations, please come to the office and not your neighbor. Avoid passing on to others unfounded rumors. Come to the office; likely we can give you the facts.
28. Any tenant may be evicted for the following reasons:
(1)Nonpayment of lot rental amount.
(2) Conviction of a violation of federal or state law or local ordinance, which violation is deemed detrimental to the health, safety, or welfare of other tenants in the park;
(3) Violation of these Rules and Regulations or any change or amendment thereto; the rental agreement, or Chapter 723, Florida Statutes
(4) In the case of a written lease agreement, tenants may also be evicted for; [A] Violation of any provisions of said written lease agreement. [B] For holding over after the termination of said written lease agreement.
29. From time to time it may be necessary to change some of the park rules and regulations; if this should happen, you will be given a written notice of the changes and no change will become effective until at least 90 days after you have received the said written notice. This written notice with either be hand delivered or mailed, and a copy of this notice will also be posted on the bulletin board in the recreational hall and the laundry.
30. Street lights must be on at all times for security purposes.
31. Each owner may plant two citrus trees on his lot if desired.
32. Payment for lot rental amount must be by check or money order. No cash is accepted.
